April&#8217;s update didn\u2019t do the market any favors, but it also didn\u2019t tell us anything particularly new.<\/p>\n<p data-start=\"654\" data-end=\"863\">Pending sales dropped by <strong data-start=\"679\" data-end=\"687\">6.3%<\/strong> in April, marking the <strong data-start=\"710\" data-end=\"753\">sharpest monthly decline since mid-2022<\/strong>. The index fell to <strong data-start=\"773\" data-end=\"781\">71.3<\/strong>, its <strong data-start=\"787\" data-end=\"819\">third-lowest level on record<\/strong>, and is now <strong data-start=\"832\" data-end=\"862\">2.5% lower than a year ago<\/strong>.<\/p>\n<p data-start=\"865\" data-end=\"1106\">That sounds like a big move\u2014and it is, on paper\u2014but zooming out, the broader trend remains one of stagnation. We\u2019re still very much bouncing around at the bottom of a severely depressed range that\u2019s held steady for the better part of a year.<\/p>\n<p data-start=\"865\" data-end=\"1106\"><\/p>\n<blockquote data-start=\"1108\" data-end=\"1479\"><p>&#13;<\/p>\n<p data-start=\"1110\" data-end=\"1479\">\u201cWith mortgage rates still hovering around 7%, home sales are stagnant as more homebuyers remain on the sidelines,\u201d said NAR Chief Economist Lawrence Yun. \u201cThere are job additions and income gains, but consumers are hesitant to move without meaningful rate relief. Increasing inventory and lowering mortgage rates will get more buyers and sellers back into the market.\u201d<\/p>\n<p>&#13;\n<\/p><\/blockquote>\n<p data-start=\"1481\" data-end=\"1541\">Here\u2019s how the month-over-month change broke down by region:<\/p>\n<ul data-start=\"1543\" data-end=\"1639\">&#13;<\/p>\n<li data-start=\"1543\" data-end=\"1567\">&#13;\n<p data-start=\"1545\" data-end=\"1567\"><strong data-start=\"1545\" data-end=\"1559\">Northeast:<\/strong> -3.5%<\/p>\n<p>&#13;\n<\/li>\n<p>&#13;<\/p>\n<li data-start=\"1568\" data-end=\"1591\">&#13;\n<p data-start=\"1570\" data-end=\"1591\"><strong data-start=\"1570\" data-end=\"1582\">Midwest:<\/strong> -8.7%<\/p>\n<p>&#13;\n<\/li>\n<p>&#13;<\/p>\n<li data-start=\"1592\" data-end=\"1615\">&#13;\n<p data-start=\"1594\" data-end=\"1615\"><strong data-start=\"1594\" data-end=\"1604\">South:<\/strong> -7.6%<\/p>\n<p>&#13;\n<\/li>\n<p>&#13;<\/p>\n<li data-start=\"1616\" data-end=\"1639\">&#13;\n<p data-start=\"1618\" data-end=\"1639\"><strong data-start=\"1618\" data-end=\"1627\">West:<\/strong> -2.4%<\/p>\n<p>&#13;\n<\/li>\n<p>&#13;\n<\/ul>\n<p data-start=\"1641\" data-end=\"1692\">And the year-over-year change in contract activity:<\/p>\n<ul data-start=\"1694\" data-end=\"1790\">&#13;<\/p>\n<li data-start=\"1694\" data-end=\"1718\">&#13;\n<p data-start=\"1696\" data-end=\"1718\"><strong data-start=\"1696\" data-end=\"1710\">Northeast:<\/strong> -3.1%<\/p>\n<p>&#13;\n<\/li>\n<p>&#13;<\/p>\n<li data-start=\"1719\" data-end=\"1742\">&#13;\n<p data-start=\"1721\" data-end=\"1742\"><strong data-start=\"1721\" data-end=\"1733\">Midwest:<\/strong> +1.4%<\/p>\n<p>&#13;\n<\/li>\n<p>&#13;<\/p>\n<li data-start=\"1743\" data-end=\"1766\">&#13;\n<p data-start=\"1745\" data-end=\"1766\"><strong data-start=\"1745\" data-end=\"1755\">South:<\/strong> -4.4%<\/p>\n<p>&#13;\n<\/li>\n<p>&#13;<\/p>\n<li data-start=\"1767\" data-end=\"1790\">&#13;\n<p data-start=\"1769\" data-end=\"1790\"><strong data-start=\"1769\" data-end=\"1778\">West:<\/strong> -7.3%<\/p>\n<p>&#13;\n<\/li>\n<p>&#13;\n<\/ul>\n<p data-start=\"1792\" data-end=\"2198\">All four regions posted declines from March, and only the Midwest eked out a year-over-year improvement. That said, the overall takeaway isn\u2019t about sudden deterioration\u2014it\u2019s more of a continuation of the same holding pattern that\u2019s defined the post-2022 housing landscape.
